MaxPro Realty Partners, its employees, subsidiaries, affiliates, associates and partner companies recognize that their Single-Family and Multi-Family divisions are involved with many individual buyers that have never owned a home before, are possibly new to this country and may not even speak English.

The company, with its title experts and legal counsel, specialize in acquiring abandoned, tax-delinquent and/or mortgage defaulted properties that many times have code violations, harbor vagrants and are magnets for criminal activity. We refer to these abandon homes, as ‘Estate Properties’ and sometimes ‘problem properties’.

The Home Buyer

The Home Buyer has some very specific needs to be protected and MaxPro works to ensure this is taken care of. And this is a very big reason for our Gold Standard.

Many of our home buyers are first time home buyers and a large number of them are Hispanic, who seek to buy homes in less than perfect condition as many of them are in the home construction / renovation business and prefer a less expensive home that they can renovate and it offers them ‘owner financing’ which MaxPro offers. But still there are various issues that exist:

Language ​: If it is determined that a Buyer primarily speaks Spanish, documents need to be in English as required by law, but upon request we will also produce all ‘primary’ documents in Spanish also. However, they will be required to sign the English documents at the closing as is required by Local, State and Federal Law. And they will be required to bring their own English / Spanish translator to the closing. But our closings are not quick. Actually most closings take 1-3 hours as every document is discussed so they understand by and through their translator.

Hold Deposit ​: MaxPro takes a hold deposit on all property sales, typically $1,000 - $3,000 depending on the price of the house. However unlike a normal closing – MaxPro ‘never keeps a hold deposit’ unless the property sale closes. If the Buyer wishes to cancel – there is no requirement for a reason. The funds will returned when the Buyer signs a cancellation agreement (provided by our company’ and advise us why they cancelled). It is not for us to disagree, but only to learn why there was a cancellation so we can know what problems exist we did not know about. If the Buyer refuses to tell us why, the Hold Deposit will be returned anyway immediately. Typically with 24 hours. If the deposit was Zelle’d in, then it will be returned in the same manner. If it was paid cash, it will be returned by a cashiers check payable to the person that paid it to their address on the Earnest Money agreement. And even if they just don’t show up at the closing, the contract will be cancelled and the Buyers Hold Deposit will be paid back with any fees taken out. We do not accept any money permanently unless it tied to an actual closing where the individual received the property under agreed terms.

Compliance ​: MaxPro is following State and Federal licensing under the Safe Act, using a Registered Mortgage Loan Originator (RMLO) as well as the company license. And all mortgage management after the first 90 days is assigned to a license and bonded Mortgage Management Company to assure the Home Buyer has all proper loan management services available to them.

Full Disclosure ​: Our closings are a ‘little longer’ than the 20-30 minute closings by a title company. They need to be. Our closing package is typically 1-3 hours. We provide not only normal documents, but we also provide a printed copy of 50 years of history of all documents filed on the property to ensure the Buyer knows all that is recorded on that property, and they are reviewed in the closing process.

Re-Hab Property ​: Many people want to buy a ‘rehab’ property, because it is less expensive and it is owner-financed with no credit check and low-down payment. But it does not mean the person buying it can handle it. MaxPro will not sell a property needing a lot of Rehab to someone that cannot prove they have rehab experience ‘and’ the capital to do the renovations. Or at least have family or friends that have advised they are committed to help the buyer do the work and will assist them with the money necessary to renovate the property. Rehab properties are always advised they are ‘not move in ready’, but need a lot of renovations that may take weeks or months to renovate’.

Interior Inspection ​: All properties are sold without an agent ‘showing’ the property. All properties are either ‘open’ (rehab properties) or have a lock box on the with a key. The company will NOT sign an Earnest Money agreement with a prospective buyer, unless the individual has proven they have inspected the interior of the property by finding ‘pink clue’ we left in the house (usually a letter or symbol on a large pink card), validating to us that they actually inspected the interior, and still wanted to purchase the property.

15 Day Refund ​: MaxPro offers a "15 Day Refund" policy. (see )

Terms of 15 day Refund

The Refund Policy is as follows:

  • You must request the refund in writing within 15 calendar days to Service@MaxProRealtyPartners.com ​, stating the property, name of the person doing the request of refund and why. This request stops the 15 days time frame while paperwork is prepared.
  • The company will process the refund over a period of 10 days.
  • Cost: From the downpayment the Buyer will pay the following cost:
    • Legal fees to draft the original closing and the cancellation $500
    • Closer Fee $150
    • Filing Fees for the filed Deed, Deed of Trust paid in closing are not refunded.
    • Filing Fees for Reverse Deed and Release of Deed of Trust. $150

    Total Deducted from Down payment: $800

  • Buyer must sign a Cancellation Agreement which includes the Buyer acknowledges they cannot claim they are owed any money for work they did on the property during their ownership period. And acknowledge they did not hire any contractors they still owe money to.
  • Buyer did not file any documents on the property during the 15 days and did not sign any agreements with contractors that have not been provided to the company.
  • Company must inspect the property and County Recording Department to ensure there are no issues.

Buyer Benefits:

  • The Buyer will be given access to certain hand tools, ladders, paint sprayers, saws, and other equipment for renovating a home (if available in our warehouse), RENT FREE (with just a refundable deposit) to do any home repairs.
  • The Buyer, during the entire term of the owner financed loan created, may trade their home, including the equity in their home, for the equity in another home owned and for sale by MaxPro Realty Partners. The Buyer just needs to let us know what type of property they wish to change over to.

Buyer Duty:

After the Buyer has purchased the property, and an unknown individual approaches the Buyer at home about their interest in the property – the Buyer / Owner must provide the ‘heir notice document’ and or card for MaxPro to that individual and seek their name and phone number, so MaxPro can try to contact them also.
