How We Create Value
MaxPro Realty Partners, specializes in acquiring and transforming
many of the 5,000 - 10,000 problem properties — helping both the
City and Neighbors turn abandoned, tax burdened, dilapidated &
decaying properties - that are many times used by vagrants, drug
users/dealers and others as well as harboring rats, snakes and more
- a danger to neighborhood children and damaging property values
around it.
And with the City / County only able to file suit on a small
percentage of these for delinquent property taxes, code violations,
health code violations and other causes with the intent to either -
tear them down or sell them at a delinquent tax sale... the number
of such properties grows faster than the City or County can file
suits to resolve the issues.
Many of these ‘problem properties’ are like this due to 'title'
issues related to ‘numerous heirs’ of which many cannot be found, or
there are so many 'heirs' to the deceased owners (many times 10 to
200 heirs of 2-4 generations, that are spread throughout the USA
that do not even know each other or even that they own part of the
property) and therefore normal title cannot be acquired and thus it
impossible for the property to be sold with proper title guarantee –
except by tax foreclosure sales.
However, whether they face legal entanglements, tax complications,
physical and code violations, impossible 'heir' issues and other
issues, MaxPro - using considerable forensic title research,
attorneys making use of various State Statues of Law, we solve the
unsolvable problems.
Resolving complex title issues, applying advanced legal strategies
using numerous legal methods including: heirship resolution,
individual heir acquisitions, Property Codes, Statutes of
Limitation, Suits for Partition, Lien Acquisitions and other laws
available – MaxPro can sell these properties to willing buyers
under terms that include MaxPro being required to provide
guarantees until certain statute of limitation periods are
completed – with full disclosure to the Buyers as required under
DTPA and even providing Third Party Guarantees with underlying
assets to support such guarantee during the required statute of
limitations.
